When you are buying a house in Burnaby, you want to make sure you know exactly what you are getting. One of the most important things you should do before you agree on a deal is to hire a professional home inspector to come out and take a look. However, hiring these inspectors is expensive and you do not want to waste time and money on a house that is not worth it.

Of course, you cannot complete the type of inspection that a professional would be able to do, but you can take a look for some important and easy to spot problems that will give you a good idea whether or not it is even worth taking the process on this house any further.

For instance, you should start by taking a look at the house from a good distance away. Make sure the house actually looks like it is standing upright and that it is even. Sometimes from a distance you can see that a house is actually leaning to one side when that is not obvious up close.

Remember, you want water to flow naturally away from your house so that it does not get into the basement and cause a problem on a regular basis. That means that you want the ground to slope away from the house rather than be flat or slope towards it.

Check out all of the plumbing and be sure to run water, flush toilets and thoroughly inspect all bathrooms and the kitchen. You want to see high quality fixtures and good water pressure. Also, check to see how long you have to wait to get hot water at various locations throughout the house.

Be sure to find out what type of heating system the house has in place as well and how old it is. Even a system that works well will need to be replaced soon if it is more than 10 years old. Burnaby Plumbing Repair Question: Why Is My Toilet Dry and How Can I Fix It?

Under normal circumstances, after you flush your Burnaby home’s toilet, the tank and bowl both fill back up with water, preparing it for the next use. The water from the tank is what flushes into the bowl when you push the handle, so if it is not filling properly, then the toilet will be dry.

This problem is troublesome, but not uncommon. It has a number of possible causes and fixes.

The first place to look is the water supply to the tank. If it has been inadvertently turned off, then obviously the tank will not fill. This is akin to the troubleshooting section of your old VCR manual, where it tells you to make sure the power cord is plugged in. It may sound silly, but it never hurts to check the most obvious and easily fixed of the possible causes first.

Another possibility that is very easy to fix is that the ballcock inside the tank has jammed at the top. Inside your toilet tank is a rubberized bulb connected to an arm. This bulb floats in water and controls the intake valve on the toilet tank. So, when the water level reaches a certain depth, the ballcock floats and closes the valve. However, if the ballcock is jammed in an upward position, it would keep the valve closed even if the tank is empty.

In this case, it may just be a matter of pushing the ballcock past the jam and then making sure it moves up and down freely. That alone may fix it.

A third common cause of the dry toilet problem is a clogged intake valve beneath the toilet. These valves can become clogged and then not allow water through, especially in systems with hard water or particularly old pipes.

If this is the problem – or if it is anything besides one of the two simple fixes described above – the best solution is to call a plumber. The damage it causes can have a profound impact on your water bill and the good repair of your home. To avoid hidden leaks – the ones that hide in your walls or your yard, keep a close eye on your water meter.

The Hidden Leaks

Obvious leaks are…well, they’re obvious. They pour water down the walls, leave puddles in your bathroom or create ponds in your backyard. Unfortunately, the majority of leaks are much less obvious. They result from small drips between pipe joints in your walls or a hairline fracture in your water main or drain pipes. They may not even appear where you can see them.

If this happens, it’s important to have a keen eye for the signs that a water leak has occurred. Specifically, look for jumps in your water meter readings.

Watching the Water Meter

Your water meter tracks every drop of water consumed by your family. To check for water loss, record the reading at the same time every day and watch how it changes. To be sure of a leak, you can turn off all the fixtures in your home and watch for the meter to move. If the meter moves despite the fact that no one in your home is consuming any water, it is likely a leak.

You can also compare your bills from one month to the next. If your bill rises suddenly, without any clear reason, check the meter readings and the rates. If the meter reading increased suddenly and the water rate did not, there might be a leak to blame. If that’s the case, call a professional to inspect your water lines immediately – what is hidden to you might be a relatively obvious, straightforward repair to someone else.

Burnaby Plumber Guide: How to Change a Drain Trap

Have you ever noticed that U-shaped length of pipe below your Burnaby home’s bathroom or kitchen sink? Does it ever seem to you like it doesn’t make sense to have that in there? It seems counterintuitive to have the water run any direction other than straight down.

Well, that little bend is the drain trap, and it keeps nasty odors and gases from wafting their way up through the plumbing and into your Burnaby home. The U shape of the trap precludes the normal upward drift of the gases, so they don’t make it up through your drain.

After a while, these traps can become corroded, choked with debris or entirely clogged to such a degree that it needs to be replaced. When this happens, it is important to take care of this right away.

As with any plumbing project, the first step is to turn off the main water supply. Don’t worry about the inconvenience; the whole process will take less than an hour.

Next, remove all the pieces of the existing drain trap. Use a pipe wrench and/or slip-joint pliers to remove the nuts and pull the trap free. Attach a tailpiece washer to your new tailpiece, and then attach the tailpiece to the sink strainer. You may need to cut the tailpiece to length with a hacksaw.

With a slip nut and washer, affix the trap arm to the drain stub. Again, you may need to cut the trap arm to length.

Finally, attach the trap bend to the trap arm, making sure the beveled face of the washer faces the trap bend. Tighten all the nuts and turn the water back on. Run a little water down the drain and check for leaks before using it. You may need to tighten some joints or apply Teflon tape in some places.

Once everything is all sealed up, you’re good to go! Your new drain trap is in place and ready to use.

Why Does My New Westminster Furnace’s Pilot Light Keep Going Off?

We often forget how much we rely upon the mechanical infrastructure of our homes. It usually takes some unanticipated calamity to remind us of how fortunate we really are. There is nothing like a good blizzard or hurricane to remind us of how nice it is to have amenities such as electric lights and temperature controlled houses to live in.

At times, however, it does not take a natural disaster to deprive us of a warm house. Something as simple as a temperamental pilot light can turn the heat off when it is most needed. Here are a couple of ways in which pilot lights can fail:

  • Furnaces require a vent pipe that goes up through the roof. At times, a heavy or gusty wind can blast down this pipe and snuff out the pilot light somewhat like a child blowing out the candles on a birthday cake. If this happens a lot, fitting a small secondary wind shield on the vent pipe can sometimes make the problem disappear.
  • Like all other mechanical parts, pilot lights get old. The constant flame from the pilot light burns away the metallic core of the furnace’s thermocoupling a little at a time. Over decades, this can cause the thermocoupling to fail, which in turn automatically shuts off the gas supply to the furnace. Replacing the old thermocoupling with a new one should cure this.
  • Particularly with propane furnaces, faulty gas regulators can cause the gas supply to ebb and flow. Improperly functioning regulators can freeze or cause gas supply surges that cause the pilot light to extinguish itself.

As you can see, there are a number of ways in which a pilot light can fail. A good, licensed mechanical contractor can quickly assess the situation and perform the necessary repairs at a minimal cost while ensuring the safety of the family in the home. Yet the best solution for an aging furnace with a balky pilot light is to look into the convenience and cost savings of a brand new energy-efficient furnace.

Not only do new furnaces provide much more heat while using much less gas, they also eliminate the pilot light completely. The beauty of the new design is that you do not have to keep your pilot light burning expensive natural gas or propane all summer long just in case it gets cold at night. The new systems are always ready to go but never burn an ounce of gas until they switch on. They are much safer, are better for the environment, and pay for themselves with the savings in utility costs.

There are many advantages to a properly operating furnace, and the most important ones are the safety and comfort of your New Westminster home’s occupants. There are several things you can do to ensure the safe operation of your furnace.

Here is a checklist of ideas:

  • Clean or change furnace filters on a regular basis. Replace disposable filters and clean permanent filters using water or cleaning solutions. Your owner’s manual or a qualified heating contractor can suggest a regular maintenance schedule.
  • Check the exhaust vent from the furnace. Clear obstructions such as leaves, clothing, or animal nests from the vent pipe or chimney. Keep roof exhaust vents clear of snow.   • If you have an older gas furnace, you may want to install a supplementary induced-draft fan that reduces the possibility of backdrafting. Some furnaces have automatic shutoff devices that turn off the furnace if it begins to backdraft.
  • Check internal components such as the blower motor and vacuum any dirt. Check belts and pulleys for excessive wear. You should consult your owner’s manual for any suggested maintenance tips on internal working components.
  • You may also want to check the pilot light to see if it is working and if it producing an even, blue flame. If the flame is uneven, it may be a sign of incomplete gas combustion, which can result in the creation of dangerous carbon monoxide gas.
  • Ensure that your thermostat is operating correctly by raising or lowering the temperature settings to make sure the furnace cycles on and off.
  • Install and maintain battery or hard-wired smoke and carbon monoxide detectors.

Externally vented natural gas furnaces, when properly designed and installed, will operate safely for years. But if you detect a problem, use the most common solution – contact a qualified heating professional to check out your furnace.

North Vancouver Plumbing Problems You Can’t Fix Yourself

While there are some relatively simple plumbing repairs that most North Vancouver homeowners can handle with ease, there are some plumbing problems that have a significantly higher degree of difficulty.

For these trickier or more extensive jobs, you really need to call in a plumber. What kinds of projects are we talking about here?

Take for example a simple clogged drain. Whether it’s your tub or your kitchen sink, you’ve certainly encountered a clog over the years. Sometimes they are simple and easy to deal with, so you decide to tackle it on your own. First, you pour some commercial chemical drain clearing product down the drain. You let it sit for a while, like the instructions say, then run the water.

No luck—the drain is still clogged.

So, you try a pipe snake. You thread it down into the drain and through the pipe until it hits the clog. Then you pull back and…nothing. So you try again and again, really jamming the snag down in there to make it engage the clog, until…it breaks.

Now you’ve got a clog and a broken pipe snake in there.

So, you try more drain cleaner, but of course it doesn’t work again, and now the harsh chemicals are taking a toll on your pipes. You decide to just take the length of pipe out so you can see the clog, then remove it. Soon, you find yourself in over your head and you’re not sure how to replace the pipe.

Yikes. That’s a mess.

This isn’t to say you should never attempt to a plumbing repair on your own. Sometimes they are simple enough that the DIY option is the cheapest and best. However, if your efforts are coming up short and you’re about to enter unfamiliar territory, call in a pro. It will save time, money and headaches in the long run.

The Do’s and Don’ts of Clogged Drains: A Guide from a Burnaby Plumber

Clogged and slow drains in your home can be a real bummer. Water standing in the kitchen sink is gross, and no one likes to shower with the tub gradually filling around their feet. Calling a Burnaby plumber when the clog gets out of hand is easy enough, but it’s  even easier to prevent them from forming in the first place.

With proper use, some brief regular maintenance and a few tricks, most clogs can be stopped dead in their tracks before becoming a problem. Follow these guidelines and you may never need to make that emergency plumber call again.

Don’ts

First of all, there are some things you just shouldn’t do to your drains and pipes. These things can quickly lead to clog buildup, so avoid them:

  • Don’t pour liquid grease, such as bacon grease, down drains. It can solidify in the pipes and cause a clog.
  • Don’t flush anything down the toilet that is not designed to be flushed.
  • Avoid using bleach or other chemicals to clean tubs, sinks and drains. Particles from these cleansers can build up to cause clogs, or even erode pipes.

Do’s

Even with best practices, no drain will remain completely clean. However, a little proactivity can stop everyday residue from accumulating and forming a nasty clog. Try some of these maintenance tips to keep things running smoothly:

  • Use a screen, guard or trap. These can catch food, hair and other debris which would otherwise wind up sitting in your pipes.
  • Clean sink and drain stoppers regularly. Debris can get trapped on and under the stoppers, just waiting to break loose and cruise into the drain to cause a clog.
  • A few times a year, stop up your sinks and tub, fill them up all the way, then let them drain. The pressure and volume of the water will help shake loose deposits in the pipes.
  • Once a month or so, carefully pour boiling water down the drain to dislodge stubborn deposits. You can also do this any time you notice a drain is starting to run slow. Vinegar is also effective.

Heating System Preventative Maintenance: Some Pointers from New Westminster

While heating systems in the past consisted of wood burning stove and fireplaces requiring little maintenance, today’s sophisticated furnaces and building controls in New Westminster require a good dose of preventative maintenance in order to avoid mechanical failures and inefficient operation.

For example, a furnace runs better and lasts longer when you maintain a regular schedule of filter cleaning or replacing. A dirty or clogged filter can restrict airflow from the furnace into your home’s ventilation system and cause the furnace to work harder, putting more wear and tear on it and taking months, if not years, off of its useful life. Again, these actions will help your furnace work more efficiently and avoid premature failures.

Maybe the best advice for preventing heating system breakdowns is to have a regular maintenance schedule with a local qualified heating contractor. Most contractors can set you up with annual furnace and ventilation system inspections. Having a service agreement – as a rule – gives you priority emergency repairs and discounts on parts and services. Besides that, planned maintenance is also preventative maintenance, something that will give you peace of mind in the long run.
