What are some of the costliest repairs in your New Westminster home? Costly can be characterized by lost money or lost time – or both. The most common culprit of a clogged sink is something that will not decompose or wash away, namely human hair, bits of plastic or fingernails, etc.

All of these bathroom backups can cause extensive water damage to walls or floors. In the most severe cases, a bathroom’s structure can be compromised by something as small as a dripping faucet – if left unchecked over time.

The next place we spend a lot of time is in the kitchen, another prime area for plumbing maintenance. Two appliances that drive homeowners nuts (when malfunctioning) are garbage disposals and refrigerator ice makers.

First of all, garbage disposals are not made to dispose of everything. Utensils, plastics, bones and other goodies do not grind up but rather, bind up a disposal. A backed up disposal can shut down the sink drain and spill over its top. Just as annoying is a refrigerator icemaker, which depends on a plastic or copper tube for its water source. A break in the tube or crimp in the copper line can back up the water and cause a major leak behind or below the refrigerator. And like the bathrooms disasters, damaged flooring and walls can be the result.

Maybe the biggest plumbing disaster of all comes from something unseen by the naked eye: frozen water pipes in crawl spaces or attics. Water pipes in uninsulated areas can freeze when outside temperatures fall below the freezing mark. Often, homeowners are unaware of the problem because they are away from the home for extended periods of time or have failed to properly insulate pipes, crawl spaces, or attics. Frozen pipes can burst, causing extensive damage and lead to an even more dangerous situation: mold growth.

To avoid hidden leaks – the ones that hide in your walls or your yard, keep a close eye on your water meter.

The Hidden Leaks

Obvious leaks are…well, they’re obvious. They pour water down the walls, leave puddles in your bathroom or create ponds in your backyard. Unfortunately, the majority of leaks are much less obvious. They result from small drips between pipe joints in your walls or a hairline fracture in your water main or drain pipes. They may not even appear where you can see them.

Watching the Water Meter

Why does this happen? To start with, know that your sink and washing machine drain lines tend to run congruent to each other. This means they combine at some point on the way to the main sewer line. So, if there is a problem after they combine, it can affect both systems.

How to Fix the Problem

First, you must pinpoint the problem. More often than not, a washing machine backup will occur in one or more sinks during or after the drain cycle of your washing machine. This may not happen every time or it may get progressively worse. It depends on why it is happening in the first place.

If the sink doesn’t back up on its own when you do the dishes or run the faucet, the clog is probably deeper in the pipes and only responds to the large volume of water being drained from your washing machine. In either case, you probably have a clog in the drainage pipe after the two combine.

Do NOT use any chemicals to clear the clog. Not only do chemicals cause damage to your pipes, which can lead to cracks and leaks later, they are not always effective at actually removing the problem – they simply minimize it in the short term.

To solve the problem, you’ll either need to plunge the sink and hopefully clear out the clog or have someone snake the line to pull the clog out of the drain pipe. Why Does My New Westminster Furnace’s Pilot Light Keep Going Off?

We often forget how much we rely upon the mechanical infrastructure of our homes. It usually takes some unanticipated calamity to remind us of how fortunate we really are. There is nothing like a good blizzard or hurricane to remind us of how nice it is to have amenities such as electric lights and temperature controlled houses to live in.

At times, however, it does not take a natural disaster to deprive us of a warm house. Something as simple as a temperamental pilot light can turn the heat off when it is most needed. Here are a couple of ways in which pilot lights can fail:

  • Furnaces require a vent pipe that goes up through the roof. At times, a heavy or gusty wind can blast down this pipe and snuff out the pilot light somewhat like a child blowing out the candles on a birthday cake. If this happens a lot, fitting a small secondary wind shield on the vent pipe can sometimes make the problem disappear.
  • Like all other mechanical parts, pilot lights get old. The constant flame from the pilot light burns away the metallic core of the furnace’s thermocoupling a little at a time. Over decades, this can cause the thermocoupling to fail, which in turn automatically shuts off the gas supply to the furnace. Replacing the old thermocoupling with a new one should cure this.
  • Particularly with propane furnaces, faulty gas regulators can cause the gas supply to ebb and flow. Improperly functioning regulators can freeze or cause gas supply surges that cause the pilot light to extinguish itself.

As you can see, there are a number of ways in which a pilot light can fail. A good, licensed mechanical contractor can quickly assess the situation and perform the necessary repairs at a minimal cost while ensuring the safety of the family in the home. Burnaby Plumbing Tip: What Is a Flapper Valve?

The toilet in your Burnaby home is not an overly complicated piece of equipment. But in order to work properly, it does require that all of its parts are in the right place and in good shape. Even if something small on your toilet is out of place, it can cause problems like constant dripping or running, improper flushing force or a sudden refilling of the bowl when no one has flushed the toilet.

These problems can sound serious, but many of them are quite easy to address if you know where to look. With most toilets, that place is the flapper valve. The flapper valve is a relatively small rubber plug that fits over an opening at the bottom of your toilet tank. When you press the handle to flush your toilet, the flapper valve lifts up and allows all of the water from the tank to go rushing into the bowl.

The force of this water pushes everything out of the bowl through the drain at the bottom, clearing the bowl and refilling it with fresh water all at once. As long as the flapper valve is able to maintain a tight seal, this process will go along smoothly without a hitch. But sometimes these valves become dirty or simply wear out.

When that happens, water can begin to leak down from the tank into the bowl on an almost constant basis. Depending on the severity of the leak, this may just cause the toilet to run constantly. Or it can even cause periodic “phantom flushes” were the toilet clears the bowl without anyone pressing the handle.

Phantom flushes occur because too much water has seeped down from the tank into the bowl. When the volume in the toilet bowl reaches a certain level, the water in the bowl is forced out, resulting in a flush. This wastes water and can also be pretty startling if you are not expecting it. Fortunately, though, you can usually fix this problem easily enough.

To do this, check your flapper valve to make sure it is keeping a tight seal with the bottom of the tank when not in use. If it is not, you may only need to clean it off to restore the integrity of the seal. In more serious situations, however, you may need to replace the flapper valve entirely.
