It is the standard system for offices, retail, schools, restaurants and light-industrial buildings. Everything is in one cabinet on the roof: a compressor and condenser for cooling, a gas burner or heat-pump / electric coil for heating, a supply blower, filtration and — on most units — an economizer that brings in cool outside air for free cooling when the weather allows. Conditioned air drops through a roof curb into the building's ductwork.
Because the equipment lives outside, a rooftop swap keeps the mechanical work off the floor and out of the tenant space, which is a large part of why RTUs dominate light-commercial HVAC.
A rooftop unit almost never runs at full capacity — most of its hours are spent part-loaded on mild days. IEER (Integrated Energy Efficiency Ratio) measures efficiency across that real operating range, and it is the number that matters most for the operating bill. The newer Lennox lines reach their headline IEER with variable-capacity compressors and ECM supply fans that turn down instead of cycling.
For a replacement, Milani measures the existing curb and uses a curb adapter where needed so the new unit lands on the old opening — no roofing rework. We arrange the crane and rigging, make the gas, electrical and duct connections, tie the unit into the building automation or thermostat controls, and commission it to the design airflow and temperatures.
We also run planned-maintenance agreements — filter changes, belt and bearing checks, coil cleaning, economizer and control checks — because a maintained RTU holds its efficiency and reaches its service life. When a unit is beyond economical repair we quote a like-for-like or an efficiency upgrade, and we manage the refrigerant transition to the current low-GWP (A2L) refrigerants.
